Property management mould services

Clear answers and practical mould solutions for managed properties

Mould assessments, mould removal and testing for property managers and landlords.

Cleaning addresses existing mould growth. Reducing recurrence also means addressing the moisture conditions that support it, such as leaks, condensation or cold surfaces.

“Not all mould growth can be attributed to the behaviour of household occupants.”

FAQ - Questions about property management mould services

Choosing the right service

Do we need an assessment, cleaning or testing?

It depends on whether you need growth treated, causes investigated or a sample identified.

Tell us where the mould appears, whether it returns after cleaning and what you need to understand. An assessment investigates likely contributing conditions, cleaning treats the agreed affected areas, and laboratory testing examines selected samples. We discuss the appropriate scope before you book.

How do you handle work at a managed property?
  1. Share the concern. Send the property location, affected areas, relevant photographs and any existing report.
  2. Agree the service and price. We confirm whether you need a free repair quotation, a paid assessment or laboratory testing, and agree the scope before booking.
  3. Coordinate access. Agree who approves the work, who contacts the occupants and the visit arrangements.
  4. Carry out the agreed work. Any change to the scope or price is discussed before additional work proceeds.
  5. Keep a useful record. Cleaning-job findings appear on the invoice; a separately commissioned assessment provides a written report. We explain recommended next steps and any remaining work.
Is this a full Healthy Homes compliance assessment?

No. This is a focused mould and moisture service. A whole-property compliance assessment, specialist investigation or laboratory testing is a separate scope and is not automatically included.

Findings and responsibility

What records will we receive after cleaning or an assessment?

Cleaning-job findings appear on the invoice; a separately commissioned assessment provides a written report.

Explain the issue to the owner, discuss appropriate action with occupants and keep the findings alongside the work record.

With a cleaning job: findings and likely contributing conditions are included on the invoice.

Without a cleaning job: standalone mould assessments and documented findings start from $339.25 including GST. We confirm the scope and fee before booking.

We distinguish observations from reported information, explain uncertainty and identify when further investigation is needed.

Cleaning-job findings on an invoice

Fictional example excerpt. This illustrates the findings section of a cleaning invoice, not a standalone assessment report or an actual customer invoice.

Agreed work
Treat visible mould on the agreed accessible bedroom window reveal.
What was observed
Visible mould and condensation staining around the reveal. The occupant reported that condensation is common on cold mornings; that history does not confirm a cause.
Work recorded
The agreed visible growth was treated. Cleaning does not repair leaks or establish the condition of concealed materials.
Outstanding concerns
Continuing condensation or returning growth needs attention. Moisture entry and concealed damage have not been ruled out.
Recommended next step
Keep dated photographs, report leaks or faulty extraction and discuss any further investigation or repair quotation. Additional work requires an agreed scope and price.

A separate paid assessment provides a fuller investigation and written report.

Does mould automatically mean the occupants are at fault?

No. The building and how it is used can both contribute. Findings follow the available evidence, with uncertainty and any need for further investigation explained. The service provides information for decisions; it does not guarantee protection from claims or decide legal responsibility.

Repairs and moisture control

What if the property needs more than cleaning?

We can discuss suitable repairs and provide a separate quotation.

Findings may point to ventilation improvements, moisture control or repairs to affected surfaces. We can discuss suitable work and provide a separate quotation.

What should we do if mould returns?

Keep dated photographs and note the affected location, when growth reappeared and any condensation, leaks or changes since the work. Keep the quotation, invoice or assessment report so the agreed scope is clear.

Contact us with that reference and the new observations. We can discuss whether the next step is a review of the agreed work, further moisture investigation or a separate repair quotation. Returning mould alone does not establish its cause or who is responsible.

Continue any agreed aftercare and report active leaks promptly. Agree any inspection, additional work and cost before proceeding.

Inspection reports and quotations

Have a property inspection report?

Send the complete report and identify the repair items you want quoted.

Send the complete report and photographs, identify the repair items you want quoted, and tell us what is already arranged with other contractors. A free repair-scoping visit helps establish the relevant items and quantities. Your quotation identifies the included work and anything needing clarification or another provider.

We agree access, responsibility for approving work and any completion information you need. Completing agreed repairs does not certify the whole property or guarantee a later inspection outcome. A standalone mould assessment is a separate service.

Useful details to send

  • The complete inspection report and relevant photographs
  • Which items you want quoted and any work already assigned
  • The Taranaki town, occupancy and person coordinating access
  • Any inspection or move-in date you want us to consider

Use the existing company enquiry form and its attachment guidance. Leave out tenant health details, keys and access codes.

My report lists problems but no quantities - Can you still price repairs?

Yes. A free repair-scoping visit establishes the actual items and quantities so the written quotation can describe the work. A standalone mould assessment or specialist investigation is a separate scope.

Should I send the whole report or only the failed items?

Send the complete report and photographs, and identify the items you want quoted.

Provide the complete report and photographs and identify the items you want quoted. The surrounding findings help clarify the requested work.

Some items are booked with another contractor - Can you handle the rest?

Yes. We can discuss the remaining items within our services. Tell us what is already arranged so responsibilities, scope and timing can be coordinated.

Does accepting the quote mean every report item will be resolved?

No. The quotation covers only the specifically agreed work. Other items may need another provider or assessment. Completing our repairs is not a whole-property compliance decision.
