Collection and report requirements
Mould testing for rentals, insurance and building disputes
You may want testing for a property enquiry, an insurance claim or a disagreement about building work. You can keep the reason private. We help plan the sample locations and documentation for your request.
What situations can testing help document?
- Insurance enquiries: a record of sampled growth following a leak, flood or other damage.
- Builder or contractor disputes: laboratory findings alongside concerns about waterproofing, repairs or workmanship.
- Rental concerns: information about a patch raised by a tenant, landlord, property manager or inspection report.
- Pre-purchase due diligence: laboratory analysis of surface samples to help inform your property purchase.
You can also request testing for recurring patches, personal reassurance or health-related concerns without a referral or dispute. The laboratory findings describe the collected sample; an environmental test cannot diagnose illness.
A mould test is separate from a Healthy Homes compliance assessment. Read our rental-property guidance and Tenancy Services’ mould and dampness information (opens in a new tab).
What should I check before collecting?
Check the recipient’s collection and reporting requirements before collecting.
If an insurer, adviser or another recipient will use the report, ask what they require before sampling. Their requirements can influence collection without becoming a condition for purchasing a test.
- Can you collect the sample yourself, or must a specified independent person collect it?
- Is a particular sampling method, laboratory analysis or report format required?
- Which locations and how many separate samples do they want documented?
- Do they need dated photographs, collector details or records of who handled each sample?
- Are there instructions about timing, especially after cleaning or repairs?
Send the relevant method or format requirement if you wish. We will confirm whether the DIY kit can meet it. A DIY sample is not automatically accepted by every insurer or dispute process. If independent collection is required, confirm those arrangements with the recipient before sampling.
Which property records can accompany results?
Keep the sample numbers linked to the property, room, exact position and collection date. Separately record different patches and materials. A ceiling result should not be assumed to describe damp skirting below it. See how to choose and document separate samples →
Depending on your enquiry, useful supporting records may include dated photographs, leak or flood history, repair records, moisture measurements and inspection findings. Keep observations separate from assumptions about the cause. A laboratory result is one part of that record.
What does a laboratory report establish?
The report records what the laboratory can identify in the submitted sample. Some methods identify a group or genus rather than an exact species.
The result alone does not establish who caused the problem, when it began, whether workmanship was defective or whether insurance covers it. It also does not certify Healthy Homes compliance, whole-property clearance or medical safety.
We provide the original laboratory report with a sample-location summary. Analytical findings remain unchanged; any plain-language explanation is separate. For a check after remediation, agree the sampling locations, timing and verification requirements in advance.
Do I have to disclose my reasons?
No. You do not need to describe a tenancy disagreement, insurance matter or family health concern. The useful optional question is: “Does anyone need a particular collection method or report format?” You can answer “not sure” or leave it blank.
AI help and photographs are also optional. The kit application is not sent to AI. Read the mould-testing privacy information →
